Top 10 Do's and Dont's During the Loan Process

• DON'T APPLY FOR NEW CREDIT OF ANY KIND - If you receive invitations to apply for new lines of credit, don't respond. If you do, that company will pull your credit report and this will have an adverse effect on your credit score. Likewise, don't establish new lines of credit for furniture, appliances, computers, etc.
• DON'T PAY OFF COLLECTIONS OR CHARGE-OFFS - Once your loan application has been submitted, don't pay off collections unless the lender specifically asks you to in order to secure the loan and we recommend that you do everything possible to negotiate deletion in exchange for payment. Generally, paying off old collections causes a drop in the credit score. The lender is only looking at the last two years of activity.
• DON'T CLOSE CREDIT CARD ACCOUNTS - If you close a credit card account, it can affect your ratio of debt to available credit which has a 30% impact on your credit score, and also your length of credit history which has a 15% impact on your credit score. If you really want to close an account, do it after you close your mortgage loan.
• DON'T MAX OUT OR OVER CHARGE EXISTING CREDIT CARDS - Running up your credit cards is the fastest way to bring your score down, and it could drop up to 100 points overnight. Once you are engaged in the loan process, try to keep your credit card balances below 30% of the available credit limit.
• DON'T CONSOLIDATE DEBT TO ONE OR TWO CARDS - Once again, we don't want you to change your ratio of debt to available credit. Likewise, you want to keep beneficial credit history on the books.
• DON'T RAISE RED FLAGS TO THE UNDERWRITER - Don't co-sign on another person's loan, or change your name and address. The less activity that occurs while your loan is in process, the better it is for you.
• DO JOIN A CREDIT WATCH PROGRAM - Your bank, credit union or credit card company may be able to provide you with a free credit watch program that can alert you to any changes in your credit report. This can be a safeguard to help you intervene before the underwriter sees a problem.
• DO STAY CURRENT ON EXISTING ACCOUNTS – Late payments on your existing mortgage, car payment, or anything else that can be reported to a CRA can cost you dearly. One 30-day late payment can cost anywhere from 50 to 80+ points on your credit score.
• DO CONTINUE TO USE YOUR CREDIT AS YOU NORMALLY WOULD - Red flags are easily raised within the scoring system. If it appears you are diverting from your normal spending patterns, it could cause your score to go down. For example, if you've had a monthly service for Internet access billed to the same credit card for the past three years, there's really no reason to drop it now. Again, make your changes after the loan funds.
• DO CALL YOUR LOAN CONSULTANT - If you receive notification from a collection agency or creditor that could potentially have an adverse effect on your credit score, call us so we can try to direct you to the right resources and prevent any derogatory reporting to credit bureaus.

The moment you’ve all been waiting for! Here are the details… well, some of the basics. Somehow the writing below got a little serious- but just wanted to get all this information out and besides- cleansing is a seriously awesome endeavor!
First Things First
For those of you who are new to my blog, allow me to introduce myself. The long story is here, and professional information here, but in short, I am a fully certified holistic nutritionist and natural nutrition coach. So basically, I have the education and experience to back up what I’m saying and to professionally coach you through this.
The Basics
There is no single cleanse or cleansing product that is just right for everyone. I do believe, however, that this here 3-day green smoothie cleanse is very balanced, very gentle and the absolute best way to ease yourself into a cleansing practice whether you are new to cleanses or fasts, have been doing them for years, or are overcoming or working on a health challenge. Only benefit can come from a cleanseing regime that provides amazingly high nutrient density and sufficient caloric intake in a highly absorbent and easily digestible manner requiring minimal digestive energy.
What Is a Green Smoothie Cleanse?
For three days, all of your food intake will be in the form of a green smoothie. Simple simple. You will have a green smoothie for breakfast, one for lunch and one for dinner. If you get hungry, you might have one for a mid-morning or afternoon snack. If you are in a situation where you can’t make a smoothie, than a pureed veggie soup would be acceptable but we are aiming for raw smoothies. In between smoothies you can supplement with herbal cleansing teas, water, water with lemon, and coconut water if you like. Think of all the free time you’ll have !
Why Smoothies and not Juice?
The difference between a smoothie and juice is that juice has the fiber removed, where as a smoothie has the fiber left in. This means that in this cleanse you won’t necessarily experience the same hunger as you would with a juice cleanse and may also not experience the same lightheadedness, headaches or nausea that can come from more extreme juice or water fasts and cleanses.
Also- quality juicers are expensive and most people have blenders or access to a blender so it makes this cleanse more accessibly and viable to more people. All about inclusion!
Why Three Days
As this is our first cleanse together, I wanted to offer something that was realistic and manageable. Typically with cleanses, day 3 is the hardest. Depending on your lifestyle and constituion, you may find that after three days you want to keep going. Power to you! Three days, however is a realistic amount of time to request committment and is a great introduction to the practice of cleansing. And likely just enough time that may feel the energized floaty feeling that comes from being crisp and clean.
Who Should Not Do This Cleanse?
Diabetics, momma’s-to-be, severe hypoglycemics or anyone more than ten pounds underweight.
